My name is Stephan Kaganzev and I am the Founder and Owner of DelMar Community Association Management & Consulting, bringing more than 15 years of leadership and hands-on experience in the community association management industry. Throughout my career, I have successfully managed communities of all sizes and complexities, serving in roles including Onsite Community Manager, Portfolio Manager, Regional Director, and General Manager for one of Southern Delaware's premier large-scale communities.

I am committed to delivering exceptional customer service, transparent communication, and proactive leadership to every community I serve. My extensive experience working with homeowner’s associations, condominium associations, and large-scale master-planned communities has provided me with a comprehensive understanding of financial management, governance, capital improvement planning, vendor management, strategic planning, and operational excellence.

As a testament to my dedication to the profession, I have earned the industry's most respected professional designations through the Community Associations Institute (CAI), including the Certified Manager of Community Associations (CMCA®), Association Management Specialist (AMS®), and the prestigious Professional Community Association Manager (PCAM®)designation—the highest professional credential awarded by CAI.

As an active leader within the industry, I proudly serve the community association profession through numerous volunteer leadership roles with the CAI Chesapeake Chapter, including:

• Delaware Legislative Task Force

In addition, I serve on the Board of Directors for the Delmarva Community Managers Association (DCMA) and have been a presenter at numerous Community Associations Institute educational conferences, expos, and professional development programs.

One of my greatest passions is education. I firmly believe that informed board members, educated community managers, and knowledgeable homeowners create stronger, healthier, and more successful communities. Throughout my career, I have organized and hosted numerous Board Education Roundtables and industry seminars featuring nationally recognized attorneys, engineers, reserve specialists, insurance professionals, and other subject matter experts. These educational programs have become highly anticipated events, providing valuable resources and practical guidance to community leaders across Delaware and Maryland.

Through DelMar Community Association Management & Consulting, I will be utilizing my years of operational experience, industry leadership, and extensive professional network to create a management company dedicated to personalized service, proactive communication, and innovative solutions. My vision is to provide communities with the responsiveness of a locally owned company while leveraging the expertise, relationships, and best practices typically associated with a national organization.

My leadership philosophy is simple: build lasting relationships, communicate openly, educate continuously, and always place the best interests of the communities I serve at the center of every decision.

When I am not serving communities, I enjoy spending quality time with my wife, Lisa, boating on the bay, relaxing on the beach, offshore fishing, or golfing.
